La Californie, Croix-des-Gardes and the Cap: reading the map
Cannes villas fall into a few distinct areas, and the right one depends on why you are there.
La Californie and Super-Cannes
La Californie is the large hillside quarter on the eastern side of Cannes. It includes Palm Beach near the point, the area around the Château Saint-Michel and, at the top, Super-Cannes, which it shares with Vallauris. Super-Cannes began as a grand estate scheme in 1924 that was never completed; its old observatory still stands. The higher streets have the larger plots and the views. The lower ones sit closest to the eastern end of the Croisette.
Croix-des-Gardes
On the western side, the Croix-des-Gardes hill rises to 164 metres inside a protected forest park. Houses here are quieter and greener. They are also closer to Cannes-Mandelieu airfield, which suits clients flying in and out often.
Cap d’Antibes
The Cap lies between Cannes and Nice, part of the commune of Antibes. The Hôtel du Cap-Eden-Roc has been there since 1870. Villa Eilenroc and its 11-hectare gardens sit on the same peninsula. Houses here are behind gates and walls, and the feel is residential rather than festival.
Which weeks matter
The 2027 Festival de Cannes runs from 11 to 22 May, and Cannes Lions follows from 21 to 25 June. Those weeks set the year’s highest demand. Outside them, the same houses work well for a family summer.
