Luxury villas in Kalkan

Kalkan sits on the Lycian coast, where the mountains drop straight into the Turquoise Sea. Whitewashed houses stack up the hillside above a working harbour, almost every villa has an infinity pool pointed at the water, and the town is said to have more restaurants per head than anywhere else on the Turkish coast.

Renting in Kalkan, properly

Kalkan is the value entry on this list, and we would rather say so than dress it up. A five-bedroom house with an infinity pool and a full sea view costs about a seventh of the equivalent in Saint-Tropez. What you trade is the resident staff and the club season; what you gain is space, quiet and a coastline most of Europe has not found yet.

What we source

Sea-view houses with private pools, four to six bedrooms, sleeping eight to twelve. Every one is placed through our partner network and inspected before we offer it. Chefs, drivers, boat days and airport transfers are arranged around the booking rather than bundled into it.

Where to be

Kalkan town puts you above the harbour and inside walking distance of the restaurants. Kışla and Kalamar sit slightly out, quieter and higher, with the wider views. Ortaalan is the choice for families who want space over walkability.

How booking works

Send dates, bedrooms and how you want to travel on WhatsApp. We shortlist the genuine fits with current photography and the real weekly rate, hold your choice, and arrange the flight into Dalaman and the transfer alongside it. See also Bodrum for the staffed end of the Turkish coast, and all villas & chalets.

Good to know

How much does a villa in Kalkan cost per week?
Our Kalkan houses run from roughly €2,100 to €5,200 a week. That is deliberately a lower tier than our Mediterranean addresses — the same standard of house on the Turkish coast costs a fraction of Ibiza or Saint-Tropez.
How big are the houses?
Four to six bedrooms, sleeping eight to twelve. Every one we place has a private pool and a sea view; about half are within walking distance of the water.
Is Kalkan staffed like your other destinations?
Not usually. Kalkan villas are typically self-catering with a private pool, welcome clean and a local manager on call, rather than the resident chef-and-housekeeper model of Ibiza or Mykonos. We arrange chefs, drivers and provisioning on request.
How do we get there?
Dalaman (DLM) is about ninety minutes by road; Antalya (AYT) is around three and a half hours. We arrange the private flight and the transfer together.
