The Hôtel du Cap-Eden-Roc villas: the property, the season and the house
The hotel is on Boulevard John F. Kennedy at the southern tip of Cap d'Antibes, in Antibes rather than Cannes. It stands in a nine-hectare park, about halfway between Cannes and Nice. The Oetker family has owned it since 1969.
Season
It is a seasonal house. For 2026 the Antibes tourist office lists it open from 20 April to 18 October. Outside those dates the hotel and its villas are closed, so a late-October or early-April trip needs a different house.
Villa La Guettière
The newest and largest of the villas opened in 2025. It is a 1970s property renovated by the architect Luc Svetchine, on about 6,500 square metres a few steps from the hotel. There are nine en-suite bedrooms: six in the main house and three in a guest house. It has a heated infinity pool, a spa with sauna and hammam, a cinema and a wine cellar. A private chef is available for up to twelve hours a day, with butlers, housekeeping and security arranged by the hotel.
Villa guests use the whole hotel. That includes the heated seawater infinity pool, the Dior Spa Eden-Roc and five clay tennis courts.
On the estate
Three restaurants face the sea: Eden-Roc, the Michelin-starred Louroc and Le Grill. There are 33 beach cabanas and a private pontoon for arrivals by sea. The Eden-Roc pavilion, built in 1914, stands about 400 yards from the main house on the rocks.
